剧情梗概：
因为父亲工作调动进入高中上学的里见孝太郎开始了一个人的生活。他搬到了月租5000日元且无需押金有着25年历史的一间公寓里，门牌号是106。至于房租为什么会这么便宜，自然是有原因的。因为以往入住106室的住户全部因为有幽灵出没而在短时间内搬走了。在入学式那天晚上，不出意料，幽灵东本愿早苗出现在孝太郎面前。她告诉孝太郎她拥有屋子的优先入住权，而且要一直住到父母回来。早苗的这招屡试不爽赶走了以往的很多住户，但是对孝太郎却不太管用？！而就在第二天，106室闯进来第二个不速之客——自称魔法少女的虹野由莉佳。紧接着第三天自称古代文明后裔的奇莉华也乱入106室。再第四天的时候神圣佛德塞银河皇国第7皇女提亚蜜林斯也加入了占领106室的大军……
