剧情梗概：
迫于生计，中年丧妻的自由作家大和充（吹越满饰）与正在读高中的女儿爱实（黑川芽以饰）搬到了一幢新公寓内。这幢公寓历史悠久，里面住着许多友善的房客。但是在这和气的表象下，爱实却隐隐感到不安。这里有着奇怪的规定，比如午夜12点前要回到公寓门口的白线内；名字里有爱的名字不能提；面色苍白、飘忽不定的沉默少女这一切都折磨着爱实的神经。从前住户真理子的口中，她得知房东女儿的灵魂久久盘桓于此，在过去30年里已经有13户人家死亡。所有的住户都逃不出幽灵的控制，唯一生还的准则只有一个，那就是新住户搬进来，最老的住户便可以搬出去本片根据《新耳袋》改编。女子高生亚爱有一次与同学唱K，K房中不知何时多了一位沉默的少女，大家最初以为她是某某的朋友，男生还用手机与她拍下合照，后来发现...传说中天满宫的女幽灵，每晚都会找年轻男孩，吸取他们的精气...阿美的补习男学生不是生病，但她每天见他的脸色都很苍白，难道...亚爱的同学奈奈一天回到家中，竟看见跟自己一模一样的另一个奈奈...阿美的同学志以子离奇缺课，正当阿美心生怀疑的时候，影印机竟印出志以子的影像，还看见...阿爱的学长约阿爱到他家研究功课，实则另有企图，当学长想进一步亲近阿爱的时候，突然一个穿蓝色雨衣的男孩拍门...一天阿爱听着一位乡村大叔讲述天狗的传说，在乡村的小径上，阿爱竟然遇见...阿爱的老师星田先生有个音乐盒，骤耳听声音很美，但再细心一点听，会听到一把男人的声音...
